Our process is simple and guided. We walk you through each step:

- Construction begins with regular progress updates.
- Final walkthrough + closing day = your new home!

Do you offer fully custom homes or only spec/portfolio plans?
Both!
We offer move-in ready spec homes for convenience and customizable plans where you can make changes to fit your needs. For truly unique builds, we also offer fully custom homes on your land or ours. Our goal is to build what’s right for YOU.
How long does it take to build a new home?
On average, 4–6 months from start to finish once construction begins.
The exact timeline depends on:

Can I customize the floor plan or finishes?
Yes! You can personalize many features—flooring, paint colors, cabinets, countertops, lighting, etc.

Do I need a construction loan?
No—most of the time, you do NOT need a construction loan.
We build the home with our financing, and you close once it’s complete.
However, if you are building fully custom on your own land, a construction loan may be needed. We’ll guide you through which option is best.
Do you build on my land?
Yes! If you already own land, we can evaluate the site and build one of our plans or a fully custom home. We’ll help with permitting, septic/city utilities, and creating a build plan that fits your lot.

Can I reserve a lot before I’m ready to build?
In many cases, yes! If you’re serious about a specific lot, we can hold or reserve it while we finalize plans and financing. This is a great option in communities where lots sell quickly.
How much is the down payment to build a home?
Down payment amounts vary depending on the loan type, but many of our buyers qualify for low or even zero down payment options such as:
- USDA (0% down)
- VA (0% down for eligible military)
- FHA (as low as 3.5% down)
- Conventional (3–5% down)

Yes! In addition to build-to-order homes, we regularly have spec / inventory homes under construction or ready for quick move-in.
